This Privacy Policy describes the types of information Dragone Realty Investments, LLC, and its subsidiaries and affiliated companies (“DRI”) collects from and about you when you visit the dragonerealty.com website, or any websites for the properties managed by DRI where this Privacy Policy is posted (each a “Site”), or otherwise interact with us offline. This Privacy Policy also explains how DRI may use and disclose such information, as well as your ability to control certain uses of it.  

By using the Site, you agree to the collection, use, and disclosure of your information as described in this Privacy Policy, and agree to our Terms of Use. which are incorporated by reference.  If you do not agree, please do not access or use the Sites.  

Please note that the Sites are operated in and targeted to consumers in the United States.  The Sites are not intended for residents of the European Union or Canada or any other country outside the United States.  If you are located in the European Union, Canada or elsewhere outside of the United States, please be aware that any information you provide to us will be transferred to the United States and may be stored on servers in the United States.

1. INFORMATION WE COLLECT

There are several ways we may obtain information about you, including through (A) information you provide to us directly; (B) information that we automatically collect; and (C) information we receive from third parties.  This includes data that identifies you personally whether directly (i.e., your name) or indirectly (i.e., information about your online use).  

A. Information You Provide

DRI collects information from you when you choose to share it with us.  This may include when you use our Site, register or create an online account with or through the Site, request that we complete any transaction, delivery, or provision of products and services, request information from us, sign up for newsletters or our email list, use our service, enter into sweepstakes or other promotions, fill out a survey, request support, or otherwise communicate with or contact us.  

The information we collect generally falls into the following categories:

  • Contact Details: We collect your contact and similar information, such as first and last name, address, email address, and telephone or mobile number.
  • Prospective Resident Information: In the case of prospective residents, we may ask for your contact details (see above), age or date of birth, occupation or other employment-related information, educational background and Social Security/national insurance number, the kind of service you are requesting, the apartment size you are looking for, where you want to live, the type of building you prefer, your proposed rent budget, the number of individuals in your household and their ages, and whether or not you have pets.
  • Resident Information: If you become a resident of a residential community we manage, you may be asked to provide certain additional information, such as your credit/debit card number and related financial information (such as CVV, expiration date, and billing address), or other payment information in order to make payments for rent and other services.
  • Other Data about You: We may collect other information about you based on your interactions with us or that you choose to provide to us.  This includes information about your history with us, such as details about your interactions with us (i.e., the date, time, and method of contact), and any other information you provide.
  • Job Applicants:  You may provide us with certain data in connection with your application for an employment opportunity with DRI.  This data may include, but may not be limited to, your contact details, information contained in your cover letter and resume, and information to conduct a credit check, background check, reference check, and/or employment verification.  Where required, we will obtain your consent before undertaking these checks. We also may request that you provide certain voluntary information (such as an invitation to self-identify ethnicity or race) for the purpose of meeting government reporting requirements.


B. Information Automatically Collected

Whenever you visit or interact with the Site, we, as well as any third-party advertisers and/or service providers, may use a variety of technologies such as cookies, web beacons, pixel tags, log files, or other technologies to automatically or passively collect certain information your online activity.  

Please note that we automatically collect the following information about you:

  • Computer or Device Information. We may automatically collect your Internet Protocol (“IP”) address or other unique identifier or information from the computer, mobile device, tablet or other device you use to access the Site, including but not limited to your browser type, device type, operating system, software version, phone model, phone operating system, and the domain name from which you accessed the Site.  
  • Usage Information. We may collect information about your use of the Site, including the date and time you visit the Site, the areas or pages of the Site that you visit, the amount of time you spend viewing or using the Site, the number of times you return to the Site, other click-stream or site usage data, emails that you open, forward or click-through to our Site, and other sites that you may visit.

We may use third parties’ analytics and tracking tools to better understand who is using the Site, how people are using the Site, how to improve the effectiveness of the Site and related content, and to help us or those third parties serve more targeted advertising to you across the Internet. They may also combine information they collect from your interaction with the Site with information they collect from other sources. C. Information Collected From Other Sources

We may acquire information from other sources as follows:

  • From our partners and service providers (including, for example, business partners, analytics vendors, advertising networks and search information providers).

We may use this information to help us maintain the accuracy of the information we collect, personalize your experience with the Site, target our communications so that we can inform you of products, services or other offers that may be of interest to you, to measure ad quality and responses, and for internal business analysis or other business purposes.

2. INFORMATION USE

A. Use by or for DRI

DRI may use the information we collect from and about you for any of the following purposes:

  • To respond to your inquiries, and contact and communicate with you when necessary;
  • To enhance your online experience, including as a way to recognize you and welcome you to the Site;
  • To review the usage and operations of our Site (including to recognize and count the number of visitors to our Site, and understand how visitors move around the Site),  develop new products or services, and conduct analysis to enhance or improve our content, products, and services;
  • To provide you with customized Site content, targeted offers, and advertising on the Site, via email, or across other websites, mobile applications, social media or online services;
  • To contact you with information, newsletters and promotional materials from DRI or on behalf of our partners and affiliates;
  • To use your data in an aggregated non-specific format for analytical and demographic purposes;
  • To address problems with the Site or our business, and to protect the security or integrity of the Site and our business;
  • To use and disclose your credit/debit card information only to process payments and prevent fraud; and

Additionally, if you use the Site to connect with third party services you authorize us to use information from and about you, on your behalf, to interact with these third party services based on your requests.

B. How We Use Your Information for Interest-Based Advertising

We may use third parties to measure and target advertisements for us about our products and services that are tailored to your online interests. We allow these third-party companies to use cookies, web beacons, pixel tags and similar technologies to collect certain data and other information about your online activity.  This information is used to display advertisements for DRI on the Site or across other websites, mobile applications, social media or online services that you use.

We also may display interest-based ads through Facebook, Twitter, or other social media platforms or websites.  This is done through the Facebook Custom Audiences, Twitter Tailor Audiences, or other similar business tools. These tools allow us to personalize our ads based on your shopping experience with us, without having to share your personal information with these social media platforms.  We do this only by sharing hashed information (which converts your email or phone number to a unique string of numbers and letters) that the social media platform then matches data against its own data for the limited purpose of serving advertisements (either directly to you or to other lookalike audiences).  The matched and unmatched hashes are then deleted, and are not used for any other purpose.

We may use information we collect through your use of the Site, from our advertising partners, and information we obtain about you from third parties to deliver advertising that is targeted to individuals with similar interests.  This is typically done through the Facebook Custom Audiences, Twitter Tailor Audiences, or other similar business tools. These tools allow us to create groups based on actual or assumed shared interests and/or factual characteristics based on anonymous and/or de-identified information to help us figure out what advertising may be most relevant. We do this without having to share your personal information with these third-party platforms.

3. INFORMATION WE SHARE WITH OTHERS

We may share the information we collect from and about you as described below.

A. Sharing of Information by You

The Site offers many ways to find, enjoy, and share content.  Your activity in connection with the Site may include filling out surveys, reviewing and rating products or services, inquiring about or purchasing products or services, participation in online communities, “liking” or “sharing” our content to your social media accounts or pages or otherwise interacting with the Site. Any information you may disclose on our Site, in blogs, on message boards, in chat rooms, or on other public areas on the Site or other third-party websites, applications, or services that this Site or App may link to, becomes public information.  Please exercise caution when disclosing personal information in these public areas.


B. Sharing of Information by Us

  • Affiliates: We may share your information with DRI affiliates, subsidiaries, or properties managed by DRI for business, operational, promotional and marketing purposes.
  • Service Providers:  We may share your information with third party service providers that provide business, professional or technical support functions for us, help us operate our business and the Site, or administer activities on our behalf.
  • Sweepstakes, Contests, and Promotions. If you choose to enter into one of our sweepstakes, contests, or other promotions (a “Promotion”) we may disclose your information to third parties or the public in connection with the administration of such Promotion, as required by law, as otherwise permitted by the Promotion’s official rules, or otherwise in accordance with the terms of this Privacy Policy.
  • Legal Matters; Safety: We may access and disclose your information to respond to subpoenas, judicial processes, or government requests and investigations, or in connection with an investigation on matters related to public safety, as permitted by law, or otherwise as required by law. We may disclose your information to protect the security of our Site, servers, network systems, and databases. We also may disclose your information as necessary, if we believe that there has been a violation of our Terms of Use, any other legal document or contract related to our services, or the rights of any third party.
  • Sale or Transfer of Business or Assets: We may sell or purchase assets during the normal course of our business.  If another entity acquires us or any of our assets, information we have collected about you may be transferred to such entity.  In addition, if any bankruptcy or reorganization proceeding is brought by or against us, such information may be considered an asset of ours and may be sold or transferred to third parties.  Should such a sale or transfer occur, we will use reasonable efforts to try to require that the transferee use personal information provided through this Site in a manner that is consistent with this Privacy Policy.
  • Aggregate or Anonymous Non-Personal Information: We may also share aggregate, anonymous, or de-identified non-personal information with third parties for their marketing or analytics uses.

We provide our customers with the opportunity to opt-out of our marketing and other promotional communications not directly related to notices and other important information concerning the properties where you reside.  To opt-out of marketing communications, you may (1) contact us via the information provided in the “Contact Us” section below, or (2) Unsubscribe from our email communications at any time by following the instructions contained within the email.

If you receive marketing communications from one or more DRI affiliates or properties, you must opt-out individually from each of the affiliates or properties from which you are receiving brand-specific marketing communications.


D. Updating Your Information

If you wish to verify, correct, or update any of your personal information, you may visit the “Account Page” on the Site to sign into your account, or otherwise contact us at the address or e-mail in the “Contact Us” section below.  If you choose to deactivate your account, we may still retain certain information for analytical purposes and recordkeeping integrity, as well as to prevent fraud, resolve disputes, enforce our Terms of Use or other policies, take actions we deem necessary due to technical and legal requirements, and as dictated by constraints related to the security, integrity and operation of our Site.

6. THIRD-PARTY CONTENT, LINKS, AND PLUG-INS

The Site may have links to third-party websites, which may have privacy policies that differ from our own.  We are not responsible for the practices of such sites.

The Site may also offer you the ability to interact with social plugins from social media sites, which may allow us and/or the social media site to receive data from or about you. In some cases, we may know that you clicked on a social plugin, such as a Twitter Follow button, or receive other information from the social media sites. Similarly, if you have previously provided personal information to a third-party operating a plug-in on this Site, then such third-party may recognize you on this Site. Your use of social network plugins is subject to each social media site’s privacy policy, which may be different from ours, so please read these policies carefully to understand their policies and your options. As with linked sites, we have no control over the information that is collected, stored, or used by social network plugins, and are not responsible for the practices of such sites.


7. CHILDREN’S PRIVACY

Protecting children’s privacy is important to us. We do not direct the Site to, nor do we knowingly collect any personal information from, children under the age of thirteen.  If DRI learns that a child under the age of thirteen has provided personally identifiable information to the Site, it will use reasonable efforts to remove such information from its files.

We have taken certain physical, administrative, and technical steps to safeguard the information we collect from and about our customers and Site visitors. While we make every effort to help ensure the integrity and security of our network and systems, we cannot guarantee our security measures.
